Design. Plan. Build.

The construction industry has a reputation problem. We don’t look or act like the contractors you’re worried about, and the clearest proof of that is our process. Here’s exactly what working with us looks like.

One process, run the same way on every job.

Phase 01

Design

“The first thing I want to understand is what you're actually trying to accomplish, not just what you think you want to change.”

Design starts the moment you reach out, usually because someone you trust sent you our way. We schedule an onsite visit to walk the space, understand how you live or work in it, and get to the goal underneath the request.

If you don't have a designer yet, that's common, and we can help. More and more clients ask us to recommend one. When that happens, we get the designer and the plan aligned with your goals before the project gathers momentum. That alignment is what prevents expensive misunderstandings later.

You leave the Design phase knowing you've been heard, with a clear sense of what happens next and roughly how long it takes.

Phase 02

Plan

“You want a number. I want to give you a number. The planning we put into this stage is how we make sure it's the right number from the beginning.”

This is where the real work happens, and most of it you won't see. We bring our trades to your home to assess the scope in person, with your designer present so everyone works from the same plan. That single practice removes the most common source of change orders.

Then we compile. Turning raw trade numbers into an accurate cohesive plan: checking every line, catching what was missed, and making sure what you sign is what you'll pay. We think of it as a cost-plus builder with a fixed-price mentality.

Planning can take time and we know thats a bit out of the norm. You'll hear from us even when there's nothing new to report, because the worst part of most construction projects is wondering whether your builder disappeared. When the estimate is ready, we present it in person and, once you're comfortable, we put everything in writing before any work begins.

What sets this apart

  • Every trade we bring into your home has been vetted. I know how they work and what to expect from them. You're not getting a random crew.
  • We build estimates on actual trade numbers. Most builders fallback on allowances and we think that causes friction alter on.
  • We present the estimate in person, at your home. Seeing the number while you walk the space changes the whole conversation.
  • Nothing starts until everything is in writing. That ensures both parties are protected.
Phase 03

Build

“My job during construction is to be your eyes and ears. You should never have to wonder what's happening on your project.”

Once you've signed, we build your schedule around your project specifically. Trades get notified with enough lead time to plan and order materials, which is why the start date sits a couple of weeks out.

During construction, your portal stays open to you. Service logs mean you can check progress as your space comes to life.

Billing follows the work, not the other way around. We invoice as things get completed, every invoice tied to documented work you can see. That goes against how most of the industry operates, and it's a deliberate choice. We close out with a punch list, a clean site, warranty, and a final walkthrough.

What sets this apart

  • We set your start date about two weeks out from signing, so every trade knows they're coming and your materials are ready when they are.
  • With every visit there's a log in your portal: photos, notes, what was done. You don't have to wait for a phone call to know what happened today.
  • We don't ask for money before we do the work. When we deliver, we invoice, on a short and clear window. You'll never get a surprise bill.
  • You'll always know who to contact and how fast to expect a response. Communication is a system here, not an afterthought.
